Assessing Agents
First Know This: Ask about an agent's credentials, education and REALTOR® status. Not all agents are REALTORS®. Only agents who are members of the organization called the National Association of Realtors can call themselves a REALTOR®. This group of professionals creates a large network of associates that can benefit you in many ways that other agents cannot. Moreover, these REALTORS® are bound by a strict Code of Ethics which they police in earnest. A good REALTOR® will have many special avenues to enable them to continually improve and gain the most current knowledge regarding trends, ethics, policies, politics, contracts and legal issues that will affect you. As your REALTOR® we will have a wide network of resources to share with you with which to help you select inspectors and recommend service providers such as lenders, insurance agents, landscapers and contractors
Buyer's Agents: A buyer's REALTOR® specializes in helping buyers! Signature Properties, as a buyer's agent, listens to what you want and then helps you find your ideal property, be it home, land or commercial property. We can notify you the instant that a home, meeting your requirements, comes on the market and we will make the appointment to get you in at the soonest possible moment. Via our "Real Estate Marketing Network" we often know of properties that are available before the general public knows. No more leaving voice-mails for agents who don't bother to call you back. No more waiting for a Sunday Open House to see a home. No more calling on a newspaper ad only to discover that someone has already put in an offer. Generally, a REALTOR® does not get paid until you successfully buy your property. Besides, in Texas, the seller pays the listing agent, so why wouldn't you want someone working for you?
Selecting the right agent: Look for a full-time REALTOR®. Seek a REALTOR® who has experience completing purchases similar to yours. Interview a few REALTORS® and find out how familiar they are with the neighborhoods in which you have interest. Or in Signature Properties' case, ask a confidant how Signature Properties treated them and their transaction. Find a REALTOR® who is tech-savvy because today's transactions move quickly. Ask how much time the REALTOR® will have for you, and if they have an assistant. Determine the REALTOR'S® ability and willingness to return your calls promptly? Time can be money when attempting to buy a home. Ask for references in people and sales. And know that a good REALTOR® will spend more time listening to you and asking you questions about what you want, rather than talking about themselves. But just as importantly, after interviewing the REALTOR®, ask yourself if the person really cares about you or are they just in it for the next sales commission, as it is important to pick a REALTOR® with whom you feel comfortable.
